I have been researching wholesaling as an investment option. I stumbled upon Deal Machine as a tool to aid in the process. This appeared to be everything I was missing. I signed up for the 7 day trial. I created lists, searched virtual markets and was able to skip trace all of these for free...or so I thought. At no time was I informed that what I was doing was going to cost money. I'm not even sure what I did that needed to be paid for. But they auto-deposited $50 into my "marketing account." I now have $48.61. When I talked to a rep they said I could not be refunded that amount and now my trial has expired, so in order to spend my $48.61 I would need to spend $59 for the month. 

Service seems useful. But be careful with your trial. Zero help getting that balance back. Just kept telling me to send some postcards...

Never again with Deal Machine.

Hi Linda, I am the owner of DealMachine. I'm really sorry you are upset and I am concerned, I have just spent 30 minutes looking over your account and am wanting to learn what we could do better.

For clarity, the $50 increments are for direct mail and dialer minute usage. Our thought is a bunch of $.06 per minute charges on your credit card would be too many line items on your CC statement, so by default the system will reload your account in $50 increments (you can change this to any increment)

In the dialer interface, I thought we displayed $99 for unlimited minutes as an add-on to the main app as an alternative to pay per minute. Was this missing on your end?

The monthly fee for the app is $179 for up to 50,000 leads and also get unlimited skip tracing owner data. You bought this in March 2023. We came out with a dialer in July 2024. The dialer is an add-on to the app.

I did verify you have received a full refund for your most recent $179 monthly fee as well as two $50 incremental charges back in September 2024 when you requested.

I am eager to learn what else or where else we could have communicated better - I am open to suggestions. We also have live office hours every day dealmachine.com/office-hours and 9-9 live support.

    Do NOT do business with Deal Machine or their affiliates. They are a horrible company with unethical billing practices. Research them away from their reviews and see real experiences. If you sign up for the free trial they will automatically charge you for a subscription (usually around $1100) and they will refuse to issue refunds or close an account. If you did and had problems leave them a review with the Better Business Bureau, here and also contact the FTC Consumer Protection division. After signing up for a subscription I ended up not using the service because it didn't work well in smaller markets. For the next billing cycle they increased my charges by $500 and did not notify me of the upcoming charge. It's hard to find any contact information for customer service but once contacted they refused to close my account or give a refund, instead advising me to use the subscription I had already paid for and my account could be closed at the end of the billing cycle. So they refuse to refund me for services they haven’t provided yet and won’t close my account for that reason.

    I lost a lot of trust for biggerpockets podcast when started using dealmachine and batchleads (same company) for sponsors too. All you have to do is look at the better business bureau complaints and the continuous instances of predatory billing practices to know how much they care about their customers.

    The 5 star reviews are a sham. Somehow they bury bad reviews on google with great reviews.

    Hey Bret, Just took a look at your case as well. I am the owner of DealMachine and extremely committed to taking care of people.

    Out of good faith -> I will do whatever you'd like as a full refund or the 50% refund with continued use

    Here's where we notified you about the upcoming charge (it says you opened it March 13th?). Is this the correct Bret Hudson?

    Hi Mike, really appreciate you sharing this. I am the owner of DealMachine and take personal responsibility for making sure we communicate clearly and have issued a refund to you (the initial charge was April 2023 and it is 2025 now... sorry it took so long to see this).

    Direct mail is a hard cost, so when you send out direct mail, you get the first 20 free during the free trial. 

    Any additional mail costs $.50-$.76 depending on the size... so to prevent you from having hundreds of $.50 charges on your credit card, the default "reload" is $50 (you can set this to whatever you like in the app).

    For clarity, I own DealMachine (not batchleads... totally different companies). Please see my earlier response to address your concerns.

    If $50 is make or break for your real estate investing, you are in for a wild ride. :-)

    Personally, I find it to be a very useful tool for the purposes I use it. Over the years, I've spent thousands of dollars on probably 90% of the available list services. You know who your competitors are, so I don't need to name them. 

    I use DealMachine, and I'm happy with it (I read the instructions you provide at the site, so I actually wasn't surprised by anything). Don't worry about minor complaints, you are doing a fine job.

    Just one question, ALL sites have a delay in data from MLS updates, and from court reported information, and so on, is that a function of a monthly update routine or can the information be updated a little more frequently?

    @Bret Hudson: I've been a heavy user of both websites you mention and I find your comment interesting. Both companies are clear about their billing practices. Both companies provide a Customer help screen that could answer your questions pretty much immediately. What more are you expecting? Everything is pretty clearly laid out.

    We intake county record updates daily. The counties themselves take 2-4 weeks to record a document online. Once the county has it published, you should see it in DealMachine under "review updates."

    Clicking Acknowledge would stop any more direct mail from sending to the old & new owner

    Rather than being a fluff muppet, why not just tell us what you would like to see Deal Machine do that it doesn't do? Try being positive, it puts a smile on people's faces.

    I just joined the Mercedes forum too. I guess I'm not allowed to say anything nice about that as well or does that make me the owner of the company? 

    Actually, I spotted your comment as an after thought, insignificant to me. I wasn't going to respond since the more people who use the product, the more competition I have. You might want to try List Source. It could be more your speed.

    I signed up for service in 2023 annual $750 because skip tracing was included.  However the data was bad (not current or not found at all compared to other services I use, that could find the owners info)
    -
    I stopped using the service and get an email days before renewal , I requested cancelation the day due and was billed $1490 12/2024. 
    -
    I requested a refund and told no unless I can prove I requested the cancellation prior.
    I call the toll free number and get an automated answer every time, left a message on four occasions and no return phone call.

    I dispute the charge with the credit card and deal machine send them forged documents that I purchased the new subscription and signed up for service the month prior.
    (I saw forged because I did not sign up for service again I had not used the app or website for months , they also copied an IP address that is not mine to their documents)
    ***oh it gets better they also tell AMEX that I cancelled on the 13th of the month despite the fact I have an email confirming my request to cancel on the 5th the same day I was charged.

    I will now have to reach out to my attorney general , CFPB and FCID because I will have a 1490 debt for a Software app that I have not used and will not use and all DealMachine had to do was say ok we see you no longer want our services and have not used it we will reverse todays charge.

      I've had that happen with another online app. What I have learned to do, my credit card allows me to make a temporary one use credit card number for just such a situation. I use the one time number to order and then it can not be used again in the future. I keep control of what I order.

      It's a common problem in the industry and it is very annoying. Half the problem is people not reading the FAQ and other agreements. Quarter of the problem is the agreements being too long and detailed. Nobody reads them. (They should, of course) And an 8th of the problem is sometimes sites are understaffed. The remaining 1/3 is butterscotch ripple, according to Wiilie Wonka.

    Angel Santiago was totally right. DealMachine messed up and the rep did not see his message on the day of the renewal. We're giving a full refund. Appreciate being able to make this right. I care and want to do right by people!

    Here's a few other updates I have made so far:

    - Extended our standard refund window from 48 hours to 7 days

    - Given the team permission to alert me if they feel our standard policy is not fair for any particular issue.

    - Incentivized our team to resolve chats completely instead of answering new chats quickly. Your first response rate went up to 15 minutes, but reduced your time to resolution went from several days to less than 30 min.

      I just signed up for Dealmachine however, whenever  I attempt to sign in, I get a infinite loop on the loading screen. I am going to attach a photo for reference. What I have done so far is uninstall the app, Update my phone, Close app and force restart it. These have not resolved me issue. I am going to attach a picture of the issue I am experiencing. Currently I am on the 7-day trial and I would like to try to use the product to see if it is something I would like to continue to use. However with this in a consistent loop of loading I am not even able to to access my settings to do anything on my account.

      Just letting everyone know Brian and I texted and he did get that working same day. Sorry I didn't get on here sooner. If anyone does need faster support we have the chat in the app and on the website!
