Trying to get good contact data

I am getting started wholesaling and so far one of my biggest challenges has been getting good contact numbers. I have tried propwire for skip tracing because I was trying it for lists. It seems like a bunch of people are using Batchskiptracing and claim the data is good but I just saw that deal machine is now including contact data for free. Does anyone have experience with how good that data is?

I have not used Deal Machine but I have used a free website called True People Search. Completely free and the accuracy of the data is crazy

    The reason you are not having luck is because a very obvious logic yet completely ignored principle real estate investors refuse to acknowledge.

    Here goes.
    NOTHING can target motivated sellers.
    No list, no gadget no software no "Deal Machine", no propstream no NOTHING!

    Let me make you realize this is not mere opinion. this is FACT!

    Pay attention.

    STEP 1:

    Lists, foreclosures, absentee owners, probates bla bla bla, you need to send thousands of mailers calls or texts to get one deal yes? OK so let's say 1000 mailers to get one deal. So your success rate is 0.1%.  This means that 99.9% of the people on all these lists will NOT be motivated.

    So fact #1: Lists don't target motivation. 99.9% of people on any ist are not motivated.

    STEP 2:
    Franchesco, do you own the house you are living in? Yes? Great. Sell it to me for 70 cents on the dollar? No? Well shucks, I guess you are not a motivated seller. God forbid, knock on wood and you become motivated.

    The question is this. Who knows that you Mr Francesco became motivated?

    NO ONE!

    So my point? NOTHING can target motivated sellers because NO ONE knows when someone, anyone, you, becomes motivated.


    So combine these 2 steps.

    Yes lists CAN target foreclosures, absentee owners, probates, tax liens, absolutely.  But I have JUST proven to you that people in these situations have a 99.9% chance they will NOT be motivated.


    See the mistake all these software lovers make is they incorrectly ASSUME that foreclosures, and absentee owners, and probates and all these situations imply motivation., but the DATA says that is not true.

    So I have factually, mathematically proven to you, without any room for opinion, that I am in fact accurate and correct.


    Everyone with a probstream membership answer me this. It takes you  1000 malers, calls or text to the list Propstream is spitting out to get one deal.
    It also takes you that doesn't use propstream, 1000 mailers to random lists to make one deal

    THERE IS NO GADAMN DIFFERENCE!!

     I get it, this is not what any of you want to here, but you need to choose. Want to live in the matrix where you hear what you want to hear, or do you want to accept the cold harsh truth and have a chance to change your strategies so you actually can become successful?

    I'll second this. It's all I used starting out and I still use it for ease and speed when I need a number quick and dirty. You can use reverse address search to to find who else may live in the house and try calling them to get to your owner in question. 

    Depending on what your call list consists of you'll have a harder time finding info on the person. For example if you're hitting probates hard you may have a tough time with finding the owners and may need to identify the heirs to call instead.

    Having owners' names and mailing addresses to submit gets the best results with skip tracing. Many people have had better luck skip tracing outside of the a list aggregator platform. Let me know if you have any specific questions.
