SMS marketing & staying TCPA Compliant

Hey Investors, currently looking into scaling my marketing using SMS outreach. Doing the proper due diligence & been seeing that in order to use SMS blasting you have to stay TCPA compliant and have the homeowners opt in. So with that I'm curious to know how people are effectively reaching out to homeowners via Text blast while still staying compliant.

Also if they are any SMS services that you recommend. I've been looking into REI REPLY. Thanks
