I’ve been putting a lot of work into sourcing opportunities lately, and one thing I’ve noticed is that every investor seems to want something slightly different — some care most about spreads, others about location, and some about condition.From your perspective as a buyer, what’s the #1 thing that makes you say yes to a deal? I ask because I’m in the trenches every day working to line up properties, and I want to make sure I understand what serious investors actually need right now.

Good question, Kenan — I think most serious buyers will tell you it comes down to numbers first, story second:
Numbers: A deal has to make sense on the buy. For rentals, that usually means it cashflows on day one or has a clear path to cashflow after light rehab. For flippers, it's about having enough spread after ARV, holding, and closing costs.
Story: Location, tenant profile, and condition all matter — but they’re usually what explain the numbers, not what drive the decision.
If you're sourcing consistently, the best way to win buyers over is to get really good at running a clean analysis (purchase price, rehab estimate, ARV, exit strategy). Even if someone passes, they'll respect that you're bringing them deals they don't have to "re-underwrite."
Out of curiosity — are you mainly sourcing in Middle TN for flippers, or are you also pulling in buy-and-hold investors?

Great question, Kenan. For me, the #1 factor is the numbers if the ARV is solid and there's enough room after rehab and holding costs to hit my target returns, I'll look deeper. After that, location and exit strategy (flip vs. rental) are big filters. A "good deal" to me is one where the spread makes sense and I can realistically execute the plan without surprises.

I have not came across anything Chattanooga, middle tn is my bread and butter. Have you thought about doing business here?
