where do you get your properties from? direct mail, PPC, PPL, driving for dollars?

I work for a wholesale brokerage here in Central Florida. This year has been challenging for real estate in general. Most of the properties we as a team, acquire from the MLS double close or assign. Thats been our bread and better since I started. The only lead generation sources were directmail and MLS. Directmail has dried up, and now we rely on MLS which becomes saturated with other wholesalers and ourselves lol. Over the past 2 years, directmail hasn't been as strong, but I hear of other wholesalers just using PPC, PPL, cold call. If you are an individual wholesaler or wholesale agent working for a team, what has been your bread and butter over your career?

@Cesar Sagastume in my community there are tons of wholesalers and flippers use solely inbound lead gen channels like PPC, PPL, SEO and Facebook. While direct mail can certainly convert well if you know how to do it properly, why don't you focus on inbound channels? The motivation is so much higher.

    @Cesar Sagastume in my community there are tons of wholesalers and flippers use solely inbound lead gen channels like PPC, PPL, SEO and Facebook. While direct mail can certainly convert well if you know how to do it properly, why don't you focus on inbound channels? The motivation is so much higher.

      That’s what I hear. Other friends the industry don’t even touch MLS. The advantage of purely off market is greater more control and yield higher spreads.

    @Cesar Sagastume I know many investors who have NEVER even touched outbound channels. These are different people lol. If you offer them any outbound channel, it triggers gag reflex for them :)

    That sounds cool. I'm very weary with any program nowadays. The quality of the leads and the amount of funding is what I would be very concerned about. I have a lot of questions.

    Most investors I speak with get leads from SEO, which are the most motivated seller leads & close around 1 in 10 leads to a deal, but it's definitely a long-term play.

    If you have a good follow-up and sales process in place, PPC or PPL is great to supplement while you're waiting for SEO to kick in (3-12 months depending on market & competition).

       $50k/month is a lot of money! I believe it if they are running national campaigns or going after multiple competitive markets w/ PPC. But even then, that budget is rare in my world. I hear of 10-20K more often, but even then it's investors with large teams, and in competitive markets.

      There are so many variables, that budget is very much dependent on the market, your goals for volume, and your ability to close.

      PPC cost is more clear cut - I know a couple of reputable agencies that would be able to tell you about how much you need to spend in a given market, and how long you would need to spend for.

      SEO is very DIYable, OR you can have an agency help with backlinks, writing content, etc.

      I interviewed a gal in Houston last week who has earned $300K in assignment fees YTD from all SEO leads on 1 website that generates leads across Texas. She's done most of the SEO herself and has paid for some quality backlinks. Her investment so far is under $15k + sweat equity.

    I have a guy who rund my Facebook ads, and i use an outsourcing company to handle my lead generation i get about 80 to 100 leads a month from my 2 cold callers with them
