Hey Steven, that’s awesome that you’re looking to get into out-of-state wholesaling. My partner and I built a seven-figure business that focuses entirely on out-of-state deals and we’ve developed a full process around it. Happy to share more details for free, shoot me a DM.

I appreciate the encouragement Izaiah, it gets me super excited to hear from others who have made successful wholesaling businesses. I will reach out to you now!
Make sure you have all of the necessary information, proper documents, etc. applicable to that specific state. Dealing in real estate carries A LOT of liability. Too many "wing it" with online forms and being completely unaware of local regulations and the transaction process in various states. Best wishes!

Thank you Brandon, this was important for me to hear.
What are some CREATIVE approaches for WHOLESALING OUT OF STATE?
Let's say you've found an interested seller and you have a list of cash buyers. What steps would YOU take as an out of state wholesaler?
1. Find a local Title company that will work with a Wholesaler and understands what you are doing. not all title companies are the same so learn about them.
2. Find a handyman or home inspector to go out and assess the condition and have them write up what they see needs to be do. Have them take LOTS a pictures.
3. Call a few realtor and ask about the area you are looking at, so you can get a feel for the market.
4. You'll need a Notary also, but the title company will have a list of them.
