My name is Matt Neumark and I joined BiggerPockets because I am curious about the details of bird-dogging. If someone could educate me on what it is, how to do it, and smart strategies for it that would be greatly appreciated. Thank you!
Bird-dogging is finding deals and passing them to investors for a referral fee if they close. Focus on learning what local investors want, spotting good off-market or undervalued properties, and keeping your leads clear and organized. Always agree on the fee upfront, and remember: a few solid, well-vetted leads are worth more than lots of weak ones.
It can be really helpful to connect and talk directly with wholesalers and investors to see how they evaluate deals and what they’re looking for. A good way to do this is by checking out local real estate investor meetups and groups (these are usually the best places to meet active investors and start building relationships)!
