Does anyone know any investor friendly title companies operating in Washington DC that do not charge a title search fee or any fees for that matter if I do not successfully find an end buyer during the due diligence period?

  I am still trying to figure out what an "investor friendly" title company is. What is the diference than a traditional title company?
