wholesale real estate in alberta

Hey, I’m 19 and based in Calgary. I’m serious about wholesaling in Alberta but paused because I wanted to fully understand the correct contracts and legal structure here.

My main concern is using the right purchase & sale agreement and assignment process in Alberta so I’m not exposed to unnecessary legal risk. I know Canada/Alberta is very different from the U.S., and I don’t want to rely on random contracts online.

If you’ve actually wholesaled deals in Alberta, I’d appreciate any guidance on what contracts are used and what a beginner must get right.
