Hey, I’m 19 and based in Calgary. I’m serious about wholesaling in Alberta but paused because I wanted to fully understand the correct contracts and legal structure here.
My main concern is using the right purchase & sale agreement and assignment process in Alberta so I’m not exposed to unnecessary legal risk. I know Canada/Alberta is very different from the U.S., and I don’t want to rely on random contracts online.
If you’ve actually wholesaled deals in Alberta, I’d appreciate any guidance on what contracts are used and what a beginner must get right.
Feel free to reach out to connect however, I'm an investor-focused Realtor in Calgary and we're always looking to connect with wholesaler and help each other.

Hi @Cyriaque Anhe You're on the right track - so important to understand the process and correct paperwork. I'm an investor in the Edmonton market for 13 years. Never done wholesaling but have built a good network, and I know that your 2 best options are Barry McGuire's home study wholesaling course (he was one of the best RE lawyers in Alberta for 40+ years, retired now). Search google. Or you can learn from another successful wholesaler Brendan who trains others nofluffwholesaling dot ca This will be more practical than theory. I wouldn't waste time trying to figure it our on your own, when you can learn someone else's system.
