What are the best marketing methods for wholesaling?

Hello BiggerPockets community. I was wondering what are the best ways to market for leads for sellers and buyers. Im based in the south jersey area. Thank you for your time.

There’s no single best marketing channel—just the one you can execute consistently.

For wholesalers, the channels I see working most consistently are: Cold calling, SMS, Direct mail, Driving for dollars, PPC (if you have the budget) and PPL.

    If you're newer, I'd focus on one channel and get really good at it before adding others.

    Personally, I like outbound channels because they give you more control over lead flow and allow you to have direct conversations with motivated sellers.

    That said, the channel matters less than what happens after the lead comes in. A lot of deals are lost because of poor follow-up, not because of a lack of leads.

    Pick one strategy, track your results, and stay consistent for a few months before deciding whether it works.
