There’s no single best marketing channel—just the one you can execute consistently.

For wholesalers, the channels I see working most consistently are: Cold calling, SMS, Direct mail, Driving for dollars, PPC (if you have the budget) and PPL.

If you're newer, I'd focus on one channel and get really good at it before adding others.

Personally, I like outbound channels because they give you more control over lead flow and allow you to have direct conversations with motivated sellers.

That said, the channel matters less than what happens after the lead comes in. A lot of deals are lost because of poor follow-up, not because of a lack of leads.

Pick one strategy, track your results, and stay consistent for a few months before deciding whether it works.

depending on your budget which one will fit the most and at the same time it depends on your market

South Jersey is a decent market for this. Camden and Burlington counties have active court activity that surfaces motivated sellers before properties hit any list service. On the buyer side, the Philadelphia cash buyer pool bleeds across the river and is pretty active, so building relationships there is worth the 20-minute drive.
