Virtual Wholesaling Across Multiple Markets — What's Working in 2026?

Hey BP community!

I'm a virtual wholesaler currently active in Memphis TN and Columbus OH and wanted to start a conversation about what's actually working right now in 2026.

A few things I've noticed in my markets:

Memphis — There are still great deals under $80K in specific zip codes but competition is picking up fast. Vacant properties are the sweet spot right now.

Columbus OH — Buy and hold investors are very active. Tenant-occupied properties with good cash flow are moving quickly even at higher price points.

Agent relationships — Building direct relationships with listing agents has been more effective for me than cold calling sellers. Many agents appreciate cash buyers who move fast.

My questions for the community:

For those wholesaling virtually, what markets are you finding the best spreads in right now?

How are you building your cash buyer relationships in markets you don't live in?

What's your biggest challenge as a virtual wholesaler in 2026?
