One thing I’ve learned is that building relationships with investors, wholesalers, and cash buyers early can make a huge difference. A lot of opportunities seem to come through networking and staying active in communities like this.

I’m still growing my network as well, but I’d be interested to hear what market you’re focusing on in Texas and what your plan is for building your buyers list.
