Why your cold calling isn't working (it's not the script)
I see a lot of posts here about cold calling not converting and everyone blames the script. In my experience running outbound campaigns the script is maybe 20% of the problem.
The other 80% breaks down like this:
List quality. If you're calling a generic absentee owner list that 50 other investors already called this month, you're going to get slammed. The best lists are county-pulled, equity-filtered, and cross-referenced against tax delinquency. Fresh and specific.
Talk time vs dial count. Most people track dials. The number that actually matters is talk time. 4 hours of talk time beats 500 dials with no conversations every time.
Follow-up. Most motivated sellers say no the first time and yes on call 3 or 4. If your operation doesn't have a follow-up sequence you're leaving the majority of your pipeline on the table.
I've been running outbound for investors for a while now and these three things move the needle more than any script change ever will.
