I have cash buyers looking for turnkey properties (Under $30k in Georgia) that will will have no more than a few thousand dollars worth of work to be done. I am a licensed real estate agent. I need to know how to set up a wholesale deal as an agent via MLS listings. How do I approach a Potential Short Sale deal , or foreclosures, or REOs that's listed on the MLS to eventually wholesale it to my cash buyers? I'd rather wholesale them than take the 3% commission. PLEASE HELP ASAP! Thanks

Just curious, where might those 30,000 turn keys with minimal work be found in Atlanta? Are they coming straight from the MLS, and are they mostly inside the perimeter (ITP)? I used to see lots of deals like that outside the perimeter in 2010 and 2011, but not any longer at that price. I'd like to hear your thoughts.
Hey. I have a cash buyer "looking" for that scenario. He's found a few south of the perimeter.
