your local real estate investment club usually have reputable buyers and u can also put a for sale sign on the property you're trying to sell with your number so buyers will call you

Until you have a deal to present to them, there is no way to know (I wouldn't show you proof of funds or give you a deposit if you didn't have a specific deal I was interested in). The best you can do is go on reputation...
Now, once you have a deal they are interested in, then you can ask for POF or a deposit...
