Hello, I'm new to the wholesaling world and was wondering how the closing would work if I sold a deal to someone from out of the area or state. My deals come with contractors and property managers the buyer can use if they so choose but how does an out of state buyer handle the closing?
You can open escrow in your state, and you would sign there as the “seller”.... The buyer can sign at a title company in their state...
It is real easy...
The easy way is to pick the title company in your area and open escrow... Then you just need to talk to their lender and give them that information and they will do the rest.
As Eric shared, the process is fairly easy. An out of state buyer/seller just needs to get a paper or two notarized and a couple other ones signed and mailed back and the deal is done.
Sometimes a "sister" title company in the buyer's/seller's area can take care of this, but a title company is not even necessary to do it, just a notary.
