I'm so glad I came across your post! I'm new to wholesaling and am getting my marketing game plan together. My biggest question at this point is where I get lists of contacts to send direct mail to? And also what type of mail - postcard or letter - is best? I appreciate any suggestions!

@Brett Snodgrass would love to hear your thoughts on a ROI from direct marketing campaigns. I'm not at about 1%. I feel like it should be closer to 2-2.5%.
I'm making a few tweaks to my direct mail this month....

You may be aware of my feelings regarding "wholesaling". So, my question is: are you wanting to teach assignment of contracts to circumvent license law OR flipping, AND if assignment of contracts, do you discuss the various state laws? Many gurus teach the assignment game, and some give bad information due to the fact that some states have prohibited the assignment game unless licensed.
