That enlarges your entire pool of potential buyers. Now buy and holders (if it approaches the 1% rule) and owner-occs could be interested. Your best buyer of course is an OO, but I am happy paying 85% of FMV with cash/mortgage or up to 92% with seller financing.
Keep it or wholetail it to net you the most. Get time for your buyer to get financing for 2nd most. What price point? What area? Sounds like a good one, Branden!
