@Sean Grabow - Two thoughts here. My first is why not just address your marketing to the entity name. If you send something to my entity, it comes to me. Deals between investors don't need to be addressed to the exact person. Secondly if you really want the name of the owner, it will be time consuming, but it doesn't have to be your time. I use virtual assistants from the Philippians or get a gig on Elance to do all that grunt work.

@Sean Grabow - The LLC should be easy. Every state has a dept of corporations where their info should be filed. The Trust is probably going to be a problem. They are designed to make it nearly impossible to figure out who owns the trust.
Josh - thanks and noted, but these are going to be bulk lists. Is that what people do w bulk lists? Look up each LLCs ultimate owner individually in the publicly filed information? Was hoping there was another bulk-friendly/time efficient way.

@Josh Caldwell Agree. We address our marketing to the entity name when it's our direct marketing. But here since it's skip tracing, sounds like we can't get the number generally if all we have is the entity name and not the owners. VA could definitely be the right solution,
But if anyone else knows of a way to skip trace bulk lists with corporate owners or trusts, that would be awesome.

Following. I'd also like to hear a solution to this question. Hows REIskip been for you? My first batch with the skip tracing company I used was mostly disconnected lines and out of date. I just sent them a larger list with a bigger size to test again and if it returns as bad as the first time, I'd be looking for a new company.

Has anyone heard of Skip Genie? I'm going to test out this service for cells phones to do some cold calling on absentee owners and out of state LLCs. They're asking 97 bucks/ mo and .45 per record for batch tracing. Is that too much? I'm also interested in REIskip or any trace service that turns up good info. Thoughts anyone?

Best skip tracing service out there is finding a VA with a TLO subscription and using them. We use a guy form Upwork who charges $.25 a search with no minimum. So far numbers from him have had 40% success rate, meaning 40% of people sent we were able to call and get in contact with using numbers he provided.
@Joseph Back so true, finding a VA skip tracer with TLO subscription is the best way to go for skip tracing. I use either upwork or Fiverr.
@Ellis Hammond for VA skip tracers with TLO subscriptions, go to Fiverr, search skip tracing, and you will get a list of virtual people who provide this service for the low. You will get the accuracy you want while saving money. The girl I use price is $0.10 per record. Definitely worth a shot.

We got you! Come on over and let us do all the heavy lifting. Unlike other services, we can actually skip LLCs and trusts and cheaper than the rest of all the other services mention in this thread.

If you are still looking for LLC Skiptracing in bulk. SkipPeople.com is the best possible option. They have access to Secretary of State data in all 50-states. Cost is 18 - 11 cents per result for LLCs and 9 - 5.7 cents per result for individuals.

How can you verify these Fivver VA's that are claiming to have TLO or Nexus access are actually using those platforms? It seems unlikely to me they would have access.
