How do I confirm a sellers mortgage owed on a property?

Hey guys, I found an extremely motivated seller who wants to move fast. I just realized I missed a crucial step in this process. How do I confirm the mortgage that is still owed on the property?

Additional question, does anyone know how I convert or who I speak to about creating a DocuSign for a contract that I already have for closings?
