Website for buyer, website for seller, how many email addresses?

Website for buyer, website for seller, how many email addresses?

Member since 2019 · 3 posts · 0 votes

I am in the buildup phase of my wholesaling company. I want to register a domain, and register an email with that domain. I have a company name for my business but will have two different domain names with one having content targeted towards the sellers, and one targeted with content for the buyers.

My question is if you have a subscription box on you site where sellers can enter their property info, and one for your buyers page where buyers can register to be emailed for your deals...what is your email that you respond back to them with?

1) Do you do two email accounts? For example

JohnD@xyzrei --> Buyer site email for xyzrei.com     &  JohnD@xyzbuyshomes ---> Seller site email for xyzbuyshomes.com

2) Or one email account for two sites?

JohnD@xyzbuyshome ----> Email you use to respond to buyers & sellers?

I think this is important to know because it determines what you put on your business cards among other things with importance. I just want to move from this stage and would like to hear how other do it?

DO NOT get 1 website for both seller and buyer side. That is ludicrous. do not do that!

You treat your buyer and seller side as 2 separate businesses. You do not mix them in.

If you promise to buy someones house in cash on your site, and then in the next tab you talk about how you sell properties for 10 cents on the dollar, how in Jerryll's name does that make any sense. You have ZERO credibility.

Yes you get 2 different accounts, for websites.

If you want you can use the sellers site email to communicate with your buyers. It COULD have some advantages if you are someone with a HUGE reputation for getting motivated seller leads.

For us , as an example, we get a ton of buyers ask us to be put on their list from our SELLER site. They know we get a ton of leads and they want to be on our list. Buyers are investors, they are savvy when it comes to REI, there is no need to be careful there.

Sellers... no. You have to be careful with sellers.

Sorry that this will sound bad... but you don't put on your site that you will wholesale their house. YES we DO tell them, but  face to face. Why? because this gives us a chance to explain wholesaling to them.

Thanks to most of the people doing wholesaling, wholesaling has gotten a very bad reputation. So we want to explain IN PERSON how real wholesaling is done, so there is no chance of them assuming we are one of the crappy ones.

We explain what wholesaling is and then we give them an option. They can get a wholesale offer, or they can get a flip offer. 8 to 9 out of 10 times they want us to wholesale their house.

Just don't talk about wholesaling on your site because they will have the wrong idea what wholesaling really is and how it benefits them.

Maybe just best to have one site ? less moving parts, central and easier to manage. Plus SEO will probably be cheaper... just a thought though.

    Hi @Jalen Brinkerhoff,

Just curious if you found the answer you were looking for here. I am in the same stage that you were in at the time you posted this, needing some help and guidance. Should I do as you suggested: have two separate websites, one as a landing page for sellers and another main page for my business? I'm personally more concerned about how to set the websites up, as I was thinking I'd just have one email address.

Please let me know if you're still around and can give a quick tip on what you found! Thanks!

@Jerryll Noorden Thanks for your post and I also enjoyed your recent and very relevant podcast on Flip Talk. Two questions.

First regarding branding, web domains and marketing. Would it be risky or detrimental to have both seller and buyer site under same branding? Or would it work the other way to legitimize and build credibility as a cohesive brand? Would you recomed IC for all?

As an example; bluetophomebuyers.com and then bluetopinvestments.com, maybe even financial services firm at bluetopfinancial.com.

The second is around your explanation of wholesale to sellers. Pretty sure I’ve been explaining properly and representing wholesalers positively yet always room for improvement. What sort of language or explanation would be a bad one (so we can avoid it)? Perhaps not the best way to frame that yet hopefully I’m explaining ok.

Wow thank you my dude! That is really so awesome for you to say. If I wasn't so brown you would see me blush!

    So check this out...

    https://www.biggerpockets.com/forums/93/topics/827190-the-jnbg-equation-how-many-buyers-should-you-have

Made a separate topic for this as many ask me this ;)

So now do you see why I don't really fret the buyers website all that much?

BUT, yes if you  want to get a bunch of buyers,

Ger 2 websites, don't link them. Don;t even call them similarly because if a seller does land on your buyers site and sees that you are affiliated, you will lose credibility as an honest actual cash buyer, even IF you DO buy houses in cash (along side wholesaling).

It is easier to talk about the good language then it is about the bad language,

But this is what I would say.

ALWAYS make sense. What ever it is you are pitching needs to unquestionably obliterated any possible concerns they may have. Choosing the wholesaling option is just Logic, a duhh, you would be a phoomba not to pick wholesaling.

You do that by making it so obvious there is no room for doubt.

WHY do you want me to buy the house in cash when if you let me wholesale it, you could get more, and without having to sign a contract for 15 days. With a wholesale contract YOU pick the price, we will consult you on the price, and the contract lasts for 4 days.

So do you rather have a higher offer with just a 4 day contract or a lower offer in 15 days?

    DUHH!! right?

Just make sure you explain things well. Wholesaling really is a sellers best option, there is no room for arguing here.

Of course it could depend on the location the deal itself... but all things considered, it is often the better option for sellers.

And yes, Get a carrot site for all! (if you buy the middle package... you get 3 sites... and you need the middle package regardless, so you get your buyers site for free)

@Jerryll Noorden As always, thank you for the thorough explanation and advice!  The other post about cash buyers is also key.  A lot of folks wigging out about cash buyers because some investment going to the sidelines (myself included).  Nice to have a different perspective and clarity.

    Happy Investing!
