Sales price in county records are 100% accurate correct?

Was wondering if sales price in tax records are 100% accurate because this owner tries to tel me that’s not what he paid.

    No, they're not. 

    I'm going through this issue right now. 

    We bought a new primary residence last year and happened to discover the title company submitted the deed with the wrong sales price. 

    We're having to get a new deed created to fix the issue

    No. It's probably going to be market specific. Here in Phoenix though a lot of the time prices are wrong, square footage is wrong, lots of stuff in the tax records is wrong. There could also be assignment fees that are not added in there as well.
