As a Realtor, can I do active house flipping?

    @Raj Gada yes but if you are with a brokerage make sure to discuss with your broker first.

    Thank you Greg! 

    I am planning to get my own license with TREC first before finding Broker. Once I get license I can look for right broker or I need to find the broker first before applying for Realtor Lincese?

    Yes you can actively flip while holding a real estate sales license and no, you don't need permission from your broker to actively flip. On your sale side, if you act as your own list agent as well, your broker may or may not have rules for minimum listing %'s as they may want a piece but you as the owner can always hire another agent to list if you wish or even for sale by owner. Many options.

    You get your license first, then find a broker to hang your license with.

    I have recently re-activated my Real Estate license. I have every intention to invest and wholesale as well. I believe that the main thing is to disclose everything to potential sellers. For example, let them know that; you are licensed, you intend to make a profit, and you are buying as an investor. 

    There are several large Real Estate teams in Tucson that are very active flippers/wholesalers. So it is possible, but definitely check with your broker

    Some brokerages have limitations that you cannot list your own flips because of liabilities and disclosures but in terms of you doing the flip and have the financial investment it makes a lot of logical sense to be involved in RE investing on the daily.
