    Sooooo many ways.  What works for you depends on your area, and most importantly, on you.  What are your skills?  What are you ok doing, and what would you choose not to do even with a gun to your head?  Some people love to cold call and door knock.  Some truly don't.  Do you have cash to invest?  Direct mail, for example, comes with a real cost.

    Do a search on your own to find out all the ways you can market, and pursue what seems like it will work for you.

    @Barry Pekin thank you! I’m currently sending a few mailers and driving for dollars also bought some list off of list source so I’m just trying to do everything I’m learning

    To expand a little on that, I would find properties that meet your criteria.  Personally, I like to use PropStream ($97/mo.) to locate properties that meet my criteria.  Then I go D4D looking specifically at those properties to get an idea of their condition.  If they're vacant, I prioritize them.  If they're vacant and distressed, I prioritize them even higher.

    Once you have a good list, do some concentrated marketing on them.  Do a combination of calling, mailing, etc.  Reach out to the owners over and over again.  If they're not currently interested in selling, continue a slow-drip effort with them just to touch base.  Months down the road, things might change, and you want them to think of you when they are thinking about selling.

    Welcome to the REI world Derrick; Step one: listen to the podcasts. They're amazing and free and you'll learn more than you can imagine. I started with driving for dollars looking for a property that looked distressed in my farming area talked to the neighbors and looked up the owner over the driving for dollar app and mailed the owner's a postcard/letter Good luck!

    I've had success with Facebook marketplace on the buying and selling side. It's an underused technique in my area.
