Greetings, I wanted know has anyone used digital marketing to target motivated sellers in your area?

If so, what is the conversion rate of getting leads that led to deals?

Currently, I’ve been focused on direct mailings, bandit signs, and website for advertising. I want to build up a good pipeline of leads more efficiently & faster. Any ideas will be appreciated! 😊
