I have list from PropStream which is vacant non owner occupied. However most calls go straight to voice mail. And the ones that do answer aren’t interested in selling. So the question I have is my list not working and start a new one? Or should I go through the list completely then try to call the ones that go straight to voicemail the second time
I go through the list? I am not using a dialer I’m doing the cold calls manually. List has about 500 addresses.

Every list has a marketing channel that provides the most efficiency, for a list like that Direct mail or SMS would be a better play. When I first started I focused on cold calling lists with high distress (pre foreclosures) and after a month I locked up a $30,000 deal. My best advice is to focus on high distress if you are personally the one calling.
Candidly, Propstream provides great property data but their skip tracing isn't always fresh data. I agree that texting would be a great avenue -- even if you go about it manually. Folks tend to respond quickly to texts so you'll know where they stand quickly
@Joe Gonzalez I agree with that because it seems that a lot of the time the owners aren’t interested in selling even if the property is vacant. I am going back to pre-foreclosure for sure. Reason why I stepped back from it because it’s a list that everyone wants but its the best way to get distressed sellers who are in a rush to sell. Tax delinquents too. Thanks for the info.
