It seems like tons of markets nationally have seen a HUGE decline in organic and PPC leads right now.

How are you improvising and making it happen during these crazy times.

We have a full working thoughtfully intentional site and we get way more leads now than ever because the pandemic put people in distressful situations to at least have a convo about selling their home. It gives us an incredible opportunity to help. It’s not as easy as setting up a site though and getting leads right away However it’s not rocket science and can easily be thought out to be effective. Yeah, we’re entering into a softer RE market for sure - in some markets especially, but I run an agency that does real estate PPC and SEO in a few dozen markets, and we haven’t seen huge declines in lead volume across the board although certain markets seem to be more volatile than others. You didn’t ask about this, but I’ll add that cost per lead with PPC is within 5% of where it was the past 12 months. Are you seeing something different in your own PPC/SEO campaigns? In what market? Gotta tell you that PPC from 2012-2022 got harder and more expensive every year and I’m actually wondering if that trend goes the other way in 2023… which wouldn’t be a bad thing for investors.

I run PPC for dozens of investors. Campaigns definitely slowed down through the winter, but that isn’t uncommon, depending on the market you are in. Definitely still profitable and a lot of our clients have been crushing it recently. If Opendoor or Offerpad entered your market recently, I could see that as a reason for decline. Other than that, might be short term random variation.

@Tomas Satas Haven't really seen the decline you're mentioning. If anything, it could just be seasonal. There's always people in weird situations looking to sell. And no, not doing PPC at this time.

Hey Tomas, Where are you getting this data from? I can only speak for my sites as well as my clients but our SEO leads are still coming in just fine. Remember, getting someone to your website is just the first part of the equation, the second part is selling yourself by having good credibility, trust signals, reviews and making yourself stand out.
