Greetings -- I have around 40 SFRs in the Memphis, TN area currently insured by Lloyds, plus an umbrella covering excess liability. I've had this same insurance relationship in place since starting out in the biz about four years ago. Lloyds seems reasonable, but I've never compared them to any other carrier in the rental investment space. I'd appreciate some suggestions on any other preferred carrier that specializes in rental markets. As a side note, I'd also appreciate any feedback regarding budget estimates / guidelines used for insurance planning purposes on investment properties, please. Thank you much!!
Call around to different insurance agencies. Once youre able to connect with a good representatives, ask them if you can Send them your declaration pages on each property to see if they can beat the premiums you're currently paying.
It all depends on what type of property that makes up your portfolio. Most of the bigger grouping like your use lloyds in one way or another. If you want just an opinion on the policy you're welcome to send it to me and I'll look it over for you. I write a lot of investment property and it can be all over the boar depending on what you're comfortable with. It does seem like right now lloyds is tightening up on the new business side.
