Finding a Property Insurance Provider - Multiple Single Family Properties

Finding a Property Insurance Provider - Multiple Single Family Properties

Hello Guys - I had a couple questions for those of you that own/manage multiple properties. I have 5 single family units at the moment and I have been using a local property insurance broker for the past 2 years. I don't have any real complaints however I feel like there has to be an easier way to go about this.

I have looked around online and found NREIG (National Real Estate Insurance Group). They seem like they offer a nice service with competitive rates. They also have an online portal that seems to work well. For those of you that have used them are you happy with how everything has been going?

Would anyone recommend any similar companies?

Thanks,

Adam

Hi Adam, we have access to a few landlord programs that are very competitive with rates and coverages. I would love to help.

Hi Adam, what problems with your current broker are you experiencing?

I am currently with NREIG but constantly have issues with them charging my credit card on a monthly basis for properties that have insurance escrow billed. So I am double paying every month for insurance. Nobody at NREIG seems capable of telling me why this is happening. Anybody else having these issues with them?

It's how their billing/portal system is set up that causes problems. They shoehorn escrow billing into their system. When you start a policy with them, the insured has to make a manual payment at time of bind rather then waiting for the mortgage company to cut a check.

This process and time lapse can cause billing issues that linger and pop up when changes are made, etc.

This is why it's helpful to work with a team where you can speak to the same person more than once and help work through issues.

Another thing I've seen with NREIG policies (frequently) is properties insured for Actual Cash Value when the insured has no idea this is the case.

Advice needed on finding landlord insurance...

For those who rent a townhouse from the owner in their entities name (like an LLC or S-Corp), then sub-let to a tenant (rental arbitrage) - who are you using for your Insurance carrier? I am an S-Corp owner renting from the townhouse owner, then sub-letting the property to a tenant. I am having trouble finding a carrier to quote me a basic liability policy. Any recommendations would be sincerely appreciated.
