Before you close on a FL rental, check which carrier you are pricing against

If you are buying a rental in Florida from out of state, here is the thing that quietly wrecks your numbers.

The same house does not have one insurance price. On one Broward home I looked at, the premium ran from about $5,500 to over $13,000 depending only on which carrier you land with. Same roof, same address.

Most people find that out after they are under contract, when the quote comes back and the deal math moves.

The state actually publishes the approved rates by carrier, so you can see the range before you make an offer. It is just buried where nobody looks.

If you tell me the county you are shopping, happy to pull what carriers are approved to charge on a standard home there. Might save you a surprise at closing.
