Be careful about what you post here. The vultures are coming out already. My one suggestion: do not conduct business with anyone (here or anywhere) without having your lawyer and maybe even your CPA reviewing all the paperwork.
Also, stay far away from LPs. You can lose your shirt... Just look at how many LPs are pausing distributions now. Connect with a local real estate agent and run the numbers. Factor 8%-10% for a reliable property manager (use AllPropertyManagement.com).

Biggest question; What does your idea portfolio look like? Multi-state diversified portfolio (Single family, Small multifamily 10 units or less) Multi-state consolidated portfolio (all single family or all small multi or large multifamily and/or commercial)?
I know a guy that may be worth speaking with, he is a prior NFL guy thats doing really well in Nashville. Im been working on a deal with him (new construction) for while now, thats another story for another day. He may be a good resource and connection.
Im looking to break into the Cinncinatti market, i would be glad to send deals as I get them.
