How do you connect with out of state investors?

Question

As someone who is new to the Real Estate Investment game, I was wondering how you guys found investors that were outside of your market? I know people all over the country are looking for properties in my market Alabama, but I want to know which avenues people are going to find them.

What has worked for you? What didn't work for you? I have been using Facebook, but I know there has to be other ways. Any tips would be helpful!

Hey Matthew, welcome to BP and great question because this is something a lot of new investors struggle with early on. In my experience, most out-of-state investors don’t come from blasting ads or cold outreach, they come from being active in places where investors already hang out and leading with value instead of trying to sell anything. BiggerPockets itself is huge for this, along with local investor meetups, referrals from property managers, agents, and lenders, and even just consistently sharing market insights and real deal breakdowns online so people see you as a resource. Facebook can work, but it usually works better when you’re educating and answering questions rather than posting listings. One market that consistently attracts out-of-state investors right now is Columbus, Ohio, because the macroeconomics are on fire with strong population growth, job growth, and major companies moving in like Intel, Amazon, Google, Facebook, Honda, Microsoft, LG, and more. Investors are drawn here because you can still buy properties in the $120k–180k range that hit the 1% rule, cash flow well, and also have strong appreciation potential, which makes it very appealing for people investing from afar. The biggest thing that didn’t work for me early on was trying to pitch deals too fast instead of building trust first. Focus on being helpful, consistent, and visible, and the right out-of-state investors will naturally find you. Happy to connect and answer any questions you have!
