I am an Indianapolis based mortgage lender/broker. I would love the opportunity to discuss this with you. If you have some time please reach out. May even have some good local recommendations for you for local resources.

Best advice with small multifam: don’t be greedy. I see so many investors miss solid deals (and the opportunity to grow with everyone else that’s buying) looking for that unicorn deal.

Congrats on your first multi-family investment! For first-time investors in new markets, it’s key to focus on cash flow, property condition, and reliable management. Connecting with local agents, contractors, and property managers can save a lot of headaches—especially if you’re investing from out of state. Happy to share tips and insights!
