relative newbie who self manages 3 doors in New York state. looking for next purchase duplex or SFH for LTR. What is the consensus on the Knoxville Metro area. Some say hot some say deals are not there based on Price/Rent ratio. Interested in hearing everyone's take on this

Depends on your expectations. Small multi family is older and typically trading with value add needs w/ sellers asking for and coming close to getting their fixed up market pricing. I just saw a duplex asking $270k which has an annual gross income around $28k. Prob will need some clean up, and there's maybe a little room to increase the rent, not much though. Niching can help like student rentals or mid term out near Oak Ridge and the national lab to achieve a better cash flow.
@Cory King Thanks for the info. We are doing some due diligence in the Oak Ridge area as well as Maryville. Seems that the numbers are really tight at the moment though
