I am an investor focused agent out of Cleveland Ohio, and I am very curious about other agents success (or failures) working with out of state investors, specifically short term rentals. Any key tips you attribute your success to? Any mistakes you'll never make again? All input is appreciated!

Hey Leo, great question—biggest thing with out-of-state STR investors is setting expectations early, especially around local regulations since a lot of buyers assume STRs work everywhere. The agents I've seen succeed treat it more like consulting than sales—helping with real numbers, not just pro formas, and plugging clients into solid local teams before closing. Biggest mistakes I've seen are overpromising returns, not digging deep enough into neighborhoods beyond comps, and weak communication—out-of-state clients need consistent updates or they get uncomfortable fast. The more you act as their boots on the ground and risk filter, the better it goes.

For out-of-state STR investors, I'd focus less on selling the property and more on helping them verify the full operating model.
Biggest things that matter:
STR legality and permits
HOA restrictions
realistic occupancy/ADR assumptions
furnishing budget
cleaning and management setup
insurance
backup long-term rent
local contractor/maintenance contacts
The biggest mistake is underwriting only on projected Airbnb income without a fallback plan. If the property still works as a long-term rental or mid-term rental, the investor has more protection.
For an investor-focused agent, being able to help with STR rules, local team building, and conservative numbers will separate you from agents who just send listings.
