Tenant mentioned a musty smell in a downstairs closet. Sent someone out, they found a little moisture, sealed it up, $200, done. Didn't think about it again.
Eight months later, different tenant, same unit, water stain on the ceiling below that closet. Turned out the original fix never addressed the actual source, a slow leak from a pipe joint behind the wall. By the time we caught it, it had been feeding into the subfloor for months. $6,000 later, between the plumbing fix and the mold remediation.
The part that gets me isn't the money, it s that the first "fix" gave me false confidence. I genuinely thought it was handled. anyone else had a small repair quietly mask something much bigger?

That's never fun. In terms of sending someone out, was this a contractor you've worked with in the past, a taskrabbit (or similar gig service), or a local company?
The false confidence aspect is something that's extremely frustrating in hindsight, but happens to everyone at some point!
