    Richard,

    My advice is to help the BP community know HOW to help you. We need more information. REI is an all-encompassing term. Are you a money lender, a landlord, fix/flip, wholesale, bird dog, GC, etc.....it's a very welcoming community but you need to help out by letting folks know more details.
