Hello and welcome to BP! You are in a good place. I was born and raised in Dallas. Knowledge of the market you select and the locations you pick within it are very important. Having a license probably means that you allready know a lot. Do not try to do everything yourself. Hire an experienced and trustworthy Team. The same goes for an Inspector who, hopefully, tells you about things you may have not noticed that will cost you. Since it is a sellers market you probably have a bunch of competition out there. Cash buyers will probably get put on top of deals because they can typically close quicker. Always do your numbers and make sure that anything you are given is for real. Try to explain to the seller why you are lower than they are asking and try to make sure they understand. Make sure all new properties you acquire are immediately insured and the locks are changed.
I am 59 years old and I found BP about 6 months ago and I am still trying to decide what to do. I also got a college degree that emphasized real estate. In the same year that I graduated, in 1980, I got a broker license because I did not have to take anymore classes to qualify. Regardless of what I had I felt more comfortable in the business. I have been in the construction business since I was 17. My father has been in real estate for about 35 years and he taught me a little bit. I second @Derik S. 's question...I would like to know more about the market in Corpus. My husband has family there, but I still haven't been to visit.
What a cordial welcome and such great advice from @Michael Lee ...do you have any recommendations on inspectors and general contractors? By the way, I notice you are in Coppell...I would love to connect to a fellow Dallas-ite!
