Becoming a Realtor and Flpping properties...Can I?

Question

Hey Ladies and Gents!

I don't want to make this a long post so I will cut to the chase and I'm looking for some clarity on how I can keep everything "in house". I am currently a Project Manager for a Construction Firm in the Great Baltimore Area. I have a huge interest on becoming a Realtor for the purpose of having access to the MLS and selling property but I also want to get down and dirty, buy property and flip/rehab/hold. I guess what I want to do is show the property, sell it and offer rehab service as well or purchase property and flip them while being a realtor. Is this possible to do? What would be the best way to go about accomplishing this goal and making it profitable?

I just want to be pointed in the right direction and get the pros/cons of my business venture.

@Melissa Milian I do not see a reason why you would not be able to do all of the above you mentioned. As long as you have the proper licensing for selling Real Estate and also performing construction work or partner with someone that has the proper licensing in construction you should be good to go. I do the same in Miami, FL. Good luck!

I think you should get your licence. That is why I got mine. I knew that I was going to buy more houses, and it is also important have access to houses whenever.

It is just expensive if you don't buy or sell a house, other than that it is great.

Just be careful the company you choose.

There is nothing illegal or unethical about performing those business activities and also holding a real estate sales license, although there are additional disclosure requirements that you will want to discuss with your broker. You could run into trouble if you are doing anything shady (the standards for interacting with the public are higher for real estate licensees, or at least they are supposed to be), but "don't be shady" is a pretty good rule to live by regardless of whether or not one holds a license.

If you have your own construction company, do you separate the two Such as two DBA'S or LLC's?

I have so many questions, is there some books, videos, webinars I can look into that further explain this business venture?
