new invester looking into duplex in san antonio

hello fellow investers i am new to real estate and i am looking for books to read im going on deplyment soon with no internet and looking to expand my knowledge my goal is to house hack a duplex in san antonio TX in the next two years while i go to the university of texas at san antonio to get my nursing degree and become an officer in the air force. looking for any recommendation that has imporved your knowledge ive only read rich dad poor dad and have the bigger pockets beginner guied.

The Millionaire Real Estate Investor, The Book on Managing Rental Properties, and The Book on Rental Property Investing are all really good and very informative. Also I'd say getting with a real estate agent and/or setting custom searches on Redfin/Zillow/etc for multifamily is also a good way to learn what kinds of properties pop up in different areas of town and the price range for them to help you run numbers and plan. I'm house hacking a 4 plex currently, so let me know if you have any questions!

@Christopher Owens house hacking a duplex while in school is exactly how I got started investing. I find it to be one of the lowest risk ways to get into this game. Bigger pockets does have a house hacking book in their library, I believe. Here in San Antonio, there are plenty of good duplexes. Is the nursing school in the downtown campus or the main campus?

I’m not sure yet I believe it’s the main campus I’m stationed in Washington state but I’m from El Paso so I haven’t seen the school yet or the area

It looks like it's probably the main campus (I just googled, so who knows). There aren't a ton of duplexes over there, but they do come up occasionally. It's also relatively easy to commute out that way from downtown, because you're going against traffic. Feel free to reach out if I can help.

@Christopher Owens That's definitely a great strategy to utilize. I'd recommend "The Book on Rental Property Investing" & "Think and Grow Rich". Both are great books to read during your deployment. There are plenty of opportunities near both campuses and everywhere in between.I'm sure finding a deal would be relatively easy one you get back in town. Always here if you ever have any questions!
