Hi, I am Dezmon Jackson and I am 24-years old and I have recently in this past year began studying real estate to become an investor. I am looking to get involved in Small-Multi Family properties and Short-Term Rentals. I am currently in El Dorado, AR and still studying which markets I wish to purse. I am looking for a mentor, and I am serious about my work and I will undoubtedly respect your time and resources as well.

Hey @Dezmon Jackson welcome and congrats on setting some goals. There is tons of content right here on BP about those niches. Look up keywords pertaining to what you are interested in, listen to as many of the podcasts and consume some books too. The next best thing is to join your local REIA and network with other local investors that may be willing to mentor or coach you.

The steps in this process are:
1. Discovery and realization: mind gets opened to the realistic possibility of _____. Real estate investing, financial independence, entrepreneurship, etc...fill in the blank with whatever that is. Most folks don't make it past this step.
2. The grind: this is the part that sucks. You have to get your financial house in order, start to take action, and slowly build your portfolio of properties. If you are in your 20s and really want to fast track this, you are working your a$$ off, living off of nothing, thinking long term, and delaying gratification. This includes maximizing your w2 wages. People like to sh!+ on jobs, but your day job income is your greatest wealth building tool. It is also your greatest hedge against risk. Do everything you can to make more money consistently through non real estate means.
After that comes the good stuff - control of your time, some wealth, options, etc. It takes patience and more time than you expect or want it to, though. I'm at a place where we own a few properties and a business that is on auto pilot, but it took about 17 years of work to get to this point. And I spent my 20s working all of the time. Slow and steady still wins the race.

A few good men with gray hair mentored me when I was in my 20s, starting a business, and thought that I knew everything. I'd be happy to pay that forward i you think that I can help.
