Finding Cash Buyers through buyer's agents

For the people who use buyer's agents to find their cash buyers to dispo wholesale deals are there any tips that you would provide for me? I am all ears and I want to build a list of 10-20 cash buyers who I can send deals to when I find them from other wholesalers. I am steering my strategy towards being a dispo wholesaler for acquisition wholesalers.

    Provide good deals and investor friendly agents will gladly send them out. Try going to networking events or FB groups. See if there are flips on the market and contact the listing agent.

    For the flips on the market and contacting the listing agent how does that conversation look? I would be interested in how to word that.

    I’m not sure there’s value in having 3 intermediaries in a single real estate transaction.  The hard thing to do is identify, value, analyze, negotiate and place under contract a “deal” meeting wholesalers minimum requirements that also has room for a decent “wholesalers” fee.  The successful wholesalers I know spend $8,000 + per month on online marketing, SEO, SEM, landing pages, lead conversion, etc.  Then additional expenses for virtual assistants, legal help, accounting, etc.  I don’t think they’d be willing to “share” their wholesalers fee with someone whose contribution is to forward the property information to 10 Realtors. 

    The reality is that if the deal is “good”, the wholesalers getting it under contract would have no problem selling it to one of the 100 investors on their buyers list.  Should the property garner no interest from their buyer list, their Realtor list, their social media posts, their offering on BP, LinkedIn, FB, various property investor websites, yard signs, etc. then they would probably be willing to share their fee.  But how the hell would someone else identify a buyer that a PROFESSIONAL in the business spending $10,000 monthly can’t identify?  The reason the property hasn’t sold is because the wholesaler made a mistake in valuation - hey, IT HAPPENS.

    Look, I don’t want to be totally discouraging. The fact that you’re CREATIVELY thinking about how to position yourself to add value to a transaction as a “broker” or intermediary is an excellent start.  Just that in this case I think it’s not a viable niche. But keep on thinking and evaluating, as there are niches out there where someone can develop a profitable business over time.
