Software for property management/apartment building

We currently operate about 16 residential units & a retail strip. We've been using Quickbooks for years as we already had it for our other business operations. We're in the early stages of adding a 16 unit apartment building to our portfolio & wondering if it is time to look into some type of software to allow online payments, tenants to request maintenance, access documents, etc.

Any suggestions on software to look into?

@Josh Ball If you're using your own money, Buildium or AppFolio should suffice. If you have investor money in the deals and you want higher quality reporting, then Yardi or RealPage are good choices.
I've used many property management softwares through the years. If you want to talk through them further, message me and we can set something up.

Appfolio typically requires a minimum of 50 doors in their system.
Buildium doesn't care and is a bit easier to use - albeit it does not have as many features.

@Josh Ball if over 50 doors, Appfolio is super popular. Otherwise, Buildium, Doorloop, Rentredi, etc.
