For land investing, I would listen to all the podcast from Seth over at ReTipster, and then once you are done listening to all his podcast. Go back and listen to them 2-3 more times. This could easily be done while driving, before going to bed, etc. Their are a ton of other land investing resources, just start with Seth and work from there!

Since you’re brand new, the best place to start is by understanding the basics of how wholesaling works and what your role is in the process. Focus first on learning the language, the flow of a deal, and how investors think, so things don’t feel overwhelming once you start taking action. While you’re getting set up with a laptop, you can already be listening to podcasts, watching beginner-friendly content, and getting comfortable with the idea of working virtually and building systems instead of relying on being local.

So true about the scoring piece. One thing I'd add - track response time by lead temperature too. Hot leads that don't get touched in 4 hours? They go cold fast. I started logging my response times and realized I was losing deals just from slow follow-up on the hottest prospects. What's your current response time looking like on those hot leads?

Hey Monique, that’s amazing that you’re looking to get into virtual wholesaling. My business partner and I do this full time. There are a few different strategies you can start with. One option is the outbound marketing approach, which can include pulling data, cold calling, texting, door knocking, and several other strategies.

Welcome, Monique! 👋 Virtual land wholesaling is a solid niche to start in. Once you’re set up with a laptop, I’d focus on connecting with other land wholesalers and buyers in the markets you’re interested in—Facebook groups and BP forums are great for that.
