Hi all, I saw the STR permit requirement for Toledo on toledo.oh.gov. How are you all managing this from out of state? I haven't found any STR property management teams in the Toledo area.

Plus, the city is coming down hard on STR due to last years shooting and other drama at a few other STR.

I reached out to Justin but never got a response from him directly. I did start getting automated Key Realty emails as I reached out via contact form on his website first. Someone from his team emailed me after I called and left a voicemail, but didn't follow up on my email reply. It was odd.

STRs in markets like Toledo can work, but the key challenge from out of state is definitely operations and staying compliant with local permitting rules. Most investors who succeed there don’t try to piece it together solo, they either work with a dedicated local STR manager or pivot slightly into midterm or long-term rentals, where management is easier and more stable. In a lot of Midwest markets, including Ohio, I’ve seen investors get better consistency by focusing on cash-flowing long-term rentals first, then layering in STRs once they already have a trusted boots-on-the-ground team (property manager, cleaners, handyman, etc.). The biggest mistake is trying to force STRs without having that local system in place first.

Hey Teera, good question—Toledo’s STR rules caught a lot of out-of-state folks off guard. Most people I’ve seen doing this remotely handle it by setting up a really tight local team even if there aren’t many full-service STR managers in the area yet. That usually means working with a reliable cleaner who can act as your “boots on the ground,” a handyman for quick turns, and using smart locks, cameras (exterior), and dynamic pricing tools to automate as much as possible. For the permit side, a lot of investors just designate a local contact person (sometimes even their cleaner or a trusted contractor) since the city often requires someone who can respond if issues come up. Some also pivot slightly and do mid-term rentals (30+ days) to stay compliant while still getting better returns than long-term. If you’re not finding STR-specific PMs, you might also reach out to traditional property managers and ask if they’re piloting short-term or willing to do hybrid management—it’s becoming more common as regulations settle. The key with Toledo right now is making sure you fully understand the permit requirements, taxes, and enforcement because the city is clearly trying to formalize the space, so you want to be buttoned up before scaling.
