    There are a lot of people here in the Baltimore, D.C. area, as well as some pretty large meetup groups that you can participate in to gain more knowledge within the space.  Welcome to BP!

    You’re getting started the right way by focusing on networking early because the relationships you build now can really speed up your learning curve. The DC and Baltimore areas have strong investor communities, but a lot of newer investors are also looking into Midwest markets, where entry prices are lower and duplexes or small multifamily properties still cash flow well without relying heavily on appreciation. The biggest thing early on is learning how to analyze deals consistently and surrounding yourself with people already active in the business.
