I'm based in Oklahoma and preparing to acquire my first multifamily property in the Tulsa market over the coming months.

I'm less interested in general advice like "check LoopNet" and more interested in hearing what is actually working today.

For those actively buying in Tulsa:

  • Where are your best opportunities coming from?
  • Are you finding more success on-market or off-market?
  • Are there commercial brokers you'd recommend building relationships with?
  • Are there particular neighborhoods or submarkets you're watching closely?

I'm focused on building relationships and learning the market before making my first purchase, so I appreciate any insights from investors who are active in the area.
