What's Keeping People from Investing in Indianapolis Housing?

For those investing in the Indianapolis market,

What do you think is the biggest barrier to entry for someone trying to buy their first investment property here?

Is it finding deals, financing, rehab costs, competition, lack of knowledge, or something else?

I'm curious to hear what experienced investors think is holding people back the most in today's market and whether it's changed over the last couple of years.

@Blayden Huber For someone starting out almost every step is a barrier. You break them down by reading, networking, and establishing a base level of REI knowledge.

Financing, running numbers, detailed location knowledge (Indy is street-by-street), contractor relationships, estimating rehabs, and PM skills. The only thing that's changed are prices, inventory, and city projects that affect pricing (Blue Line for example). You need to understand some of the above, learn the rest through experience, and leverage the right people to expand. All the investors I know ripped the band-aid off (big or small) and sacrificed something to start the journey. Some held off on or haven't had children yet. Others worked 2 jobs to save for a DP and rehab funds. A lot of investors lived in questionable neighborhoods, house-hacked a few duplexes, and grew that way. It's only possible if you start.
